Preparing Your Home
Maximize your sale price with expert advice on staging, repairs, and presentation from Waypointe Group's listing specialists.
Getting the most for your home or property means doing more than putting a "For Sale" sign out front. In a competitive market where new homes for sale are added daily, you need a market analysis done to determine the best price point for your listing. Your listing also needs to be seen in a variety of places in order to stand out, because sometimes the right buyer is waiting out of state, or even in another country. To ensure your home gets noticed and sells without a hitch for the best possible price, consider working with a top real estate professional.
Our Goal Is to Get You to the Asking Price
Many homes today are staged in order to give buyers a view of what the home would look like if they purchased it. National Association of Realtors reports show that Realtors on the buyer side believe staging makes an impact in several ways: 81% said staging helps buyers visualize the property as a future home, while 46% said it makes prospective buyers more willing to walk through a home they saw online. 45% said a home decorated to a buyer's tastes positively impacts its value; however, 10% of Realtors said a home decorated against a buyer's tastes could negatively impact the home's value. We want to make sure your home's decor doesn't deter potential buyers from considering it as their next one.
Tips for Preparing Your Home for Sale
Whether you opt for full staging or a minimal do-it-yourself preparation, your Waypointe agent will be here to help you along the way and make sure your home shows its best.
- Keep it clean. Keep the windows washed, fixtures and appliances sparkling, carpets and floors cleaned, garage and storage areas neat. Homes show much better when they look and smell clean.
- Keep it neutral. Replace your personal taste with a neutral palette so buyers can picture themselves living there. A few small items like a vase of flowers or pillows on the couch can add color or texture.
- Keep it simple. Clutter makes a property look smaller and personal items distract buyers. Minimize toys and personal family items that can easily be stored.
- Keep it fresh. Cigarette smoke or food smells do not improve the desirability of your property. Air your home out before showings and use mild, unscented room fresheners.
- Keep it inviting. Turn the air conditioning (between 68–72°F) and lights on before showings so buyers feel comfortable.
- Boost your curb appeal. Power wash siding and walkways, add fresh flowers and greenery, mow the lawn, and wash the front windows.
- Use extra rooms wisely. Empty out any room used as storage and stage it with furniture to show what it could look like for new homeowners.
