What Is the Florida Hometown Heroes Program?
The Florida Hometown Heroes Housing Program is administered by the Florida Housing Finance Corporation and is designed to help community workforce employees purchase their first home. It pairs a competitive 30-year fixed-rate first mortgage with a 0% deferred second mortgage for down payment and closing costs — reducing the out-of-pocket costs that often prevent working families from buying.
Who Qualifies?
The program covers over 50 professions, including: K-12 teachers and school staff, law enforcement officers and correctional officers, firefighters and first responders, EMTs and paramedics, nurses, physicians, and healthcare workers, active duty military and veterans, and child welfare service providers. Applicants must be full-time employed in a qualifying profession, meet Seminole County income limits, and purchase a primary residence — not an investment property.
How Much Assistance Is Available?
Heroes can receive up to 5% of the first mortgage loan amount — with a maximum of $35,000 — as a zero-interest deferred second mortgage. There are no monthly payments on the assistance. It becomes due only when you sell the home, refinance, or pay off your first mortgage. Combined with the program's below-market interest rate, the savings over a standard loan can be substantial.
