National Realtors Association reports showed that, “Realtors” on the buyer side believe that staging makes an impact in several ways; 81 percent said staging helps buyers visualize the property as a future home, while 46 percent said it makes prospective buyers more willing to walk through a home they saw online. Forty-five percent said a home decorated to a buyer’s tastes positively impacts its value; however, 10 percent of Realtors said a home decorated against a buyer’s tastes could negatively impact the home’s value.

  • Keep it clean. Make sure that your home stays clean. Keep the windows washed, fixtures and appliances sparkling, carpets and floors cleaned, garage and storage areas neat. Homes show much better when they look and smell clean.
  • Keep it neutral. You may love your decorations, but make sure to keep it neutral for the next homeowners to see themselves living there. Replace your personal taste with a neutral palette. Use a few small items such as a vase of flowers, dish of fruit or pillows on the couch to add color or texture. Fresh coat of neutral paint on a loud wall is always a good idea.
  • Keep it simple. Clutter makes a property look smaller and personal items distract buyers. You never know who is looking at your home so make sure to minimize toys and personal family items that can easily be stored.
  • Keep it fresh. Cigarette smoke or food smells do not improve the desirability of your property. Air your home out before showings and use mild or unscented room fresheners to keep it smelling fresh (don’t overpower with strongly scented air fresheners).
  • Keep it inviting. Turn the air conditioning (between 68-72 degrees Fahrenheit) and lights on before showings. Buyers shouldn’t be sweating in the home and light is an important quality. Buyers should feel very comfortable when they are looking at your home.
  • Boost your curb appeal. Make sure your exterior is inviting to buyers. The first impression is always the outside of a home. Power wash siding and walkways, add fresh flowers and greenery; mow the lawn and add fresh sod; wash the front windows and repaint or stain the entrance as needed.
  • Use extra rooms wisely. Make sure you don’t have an empty room as storage. Empty it out and stage it with furniture to show what it could look like for the new homeowners.
